Real Estate Prep - Part 3/6: How to Start Packing While Your House is Still Listed for Sale

Navigating the transition of packing up your home while it's still on the market can feel like walking a tightrope. You want to prepare for the eventual move, but at the same time, you need to keep your home looking picture-perfect for potential buyers. It's a juggling act, for sure. But fear not, to guide you through this tricky phase, here’s our best advice for packing up that'll make the whole process smoother and less stressful.

Declutter like a Pro: Before you reach for the packing tape, declutter ruthlessly. (shocking advice coming from a Pro Organizer I know). Start room by room, assessing each possession. Ask yourself: “Does this item get used enough for me to justify packing it, storing it, moving it, and unpacking it?” If not, let it go. Downsizing isn’t just about freeing up physical space; it’s about mental clarity. Remember, less stuff means less stress.

Think of it as clearing the path for a fresh start. And if you need more convincing, check Part 1 of this Real Estate Prep series on why decluttering before listing your home is a game-changer. Once your house is paired down, you can shift your focus to assessing items for the next goal of what can be packed.

Take It One Step at a Time: Packing can be a beast of a task, especially when you're trying to keep up with showings. That's why I recommend breaking it down into manageable chunks. Start your packing sessions in the early evening when things have quieted down and after any showings have taken place. Set a timer, roll up your sleeves, and tackle one area at a time. Trust me, it's better to make steady progress than to dive in headfirst and end up drowning in a sea of boxes at midnight with tears of frustration starting to flow. Small and consistent progress is your friend.

Pack Away Personal Touches: I get it. Those family photos and cherished mementos are what make your house feel like home. But do try to remember that when you list your house on the market, the goal is to help potential buyers to visualize themselves and their lives fitting into the house, so pack away personal items like photos and memorabilia. Your cherished belongings will be safe and ready for their new home when the time comes.

Start with the Least Used Spaces: When it comes to packing, it's all about strategy. Begin with the least-used rooms or areas in your home, like the garage or attic. These spaces are usually filled with items you rarely touch, making them the perfect starting point. Then, gradually work your way towards the more frequently used areas, like closets and cupboards, leaving out all your essentials. Doing this also showcases ample storage space to buyers which is a huge selling point.

Keep It Neutral: As you pack, aim for a neutral decor that appeals to a wider audience. Bright colors and quirky decor might be your jam, but they can be distracting to buyers and make it hard for them to visualize their own belongings there. So, pack away those eccentric pieces and opt for a more neutral aesthetic.

Make Use of Storage Solutions: If you're running out of room to store your packed items, consider renting a storage unit. It's a lifesaver for keeping your home clutter-free and ready for showings at a moment's notice. Plus, it gives you peace of mind knowing your belongings are safe and sound.

And there you have it—your guide to packing up your home while it's still listed for sale. Remember, Rome wasn't built in a day, so take it one box at a time. With a bit of patience, you'll have your home packed up and ready for its next chapter in no time. Happy packing!
